Per the Orlando Business Journal, three of downtown Orlando’s most prominent buildings are getting a facelift in a high-profile renovation project in the central business district.

“San Diego-based Southwest Value Partners, downtown Orlando’s largest office landlord, is rolling out a series of multimillion-dollar renovations to the Bank of America Center, the Citrus Center and the One Orlando Centre. The renovations will impact the towers that total more than 1 million square feet — or roughly 15 percent of downtown’s office inventory — with major changes aimed at Bank of America Center.

JLL and CBRE Group Inc. (NYSE: CBRE) handle property management and leasing, respectively, for the buildings.

“We feel like it has great bones,” said Jay Dixon with CBRE about the Bank of America Center. “It just needs an updated, modern feel to it.”

The renovation plans come months after Southwest Value Partners bought the trio of towers Dec. 21 for $208.1 million. The improvements are needed for the buildings, which are a combined 108 years old, in order to attract tenants and offer amenities found in newer buildings.

A total cost for the renovation project was not disclosed. Dallas-based HKS Architects Inc. is the architect. Renovations are expected to start in September and wrap up in early 2019, although some improvements already have started.

“It’s the ideal adaptive reuse for a building,” said Shanna Hanson, vice president and director of commercial interiors with HKS Architects.

A general contractor has not been selected. Several companies are under consideration.

Here’s a breakdown of the improvements:

Bank of America Center

The conference center will be Wi-Fi equipped with a catering kitchen, a training room, two smaller conference rooms and a lounge. A fitness center in the building also is slated for renovation with new locker rooms and restrooms.

Citrus Center
